rather the ministry of the church should influence and shape
the facility.

Pre-Design
Service Packages

Prior
to embarking on the design process, it is often expedient
for the church to complete one or more of the services
offered below. The intent of these services is to assist
the leadership in establishing a specific and logical
process for the church to develop the required building
facilities.

Services Package |
A/E Technologies will bundle the group of services that
best accommodate the needs of your church. This package
approach allows the church to receive all needed services
at a considerable discount in service fees. It also allows
the church to commit to a substantially smaller contract
package, initially, until a definitive direction can be
determined. Once that direction has been firmly established
and supported by the congregation, leadership can confidently
move into the design process. |

Studies |
Before
the design process begins, many churches require a Feasibility
Study. This report is garnered from your church's
information about attendance, the space you currently
have, and its use. We collect detailed data about church
programs, ministry needs and goals - both immediate and
long-term. We then use this information combined with
your church's growth ratio to give you an informed estimate
regarding your future attendance and the space requirements
you will need to meet this congregation level. We
offer an in-depth analysis and a written report of assessment.
These studies will provide guidance to the church before
the design process begins.

As
important as the design process is, the real purpose is
to complete structures that will effectively complement
the church's ministries. With that in mind, A/E Technologies,
Inc. has made available several additional services to
ensure that turning your vision into reality is actually
accomplished.

| Construction
Options |
Each client church has unique factors that dictate which
building delivery system should be used. A/E can assist
in this process through two different construction options.
We will present the strengths and weaknesses of each system
and will assist the church in evaluating and selecting the
best system for your project. We can also provide the church
access to companies that are competent in each of these
systems.
|
Construction Management - The
Owner, Construction Manager and Architect work together
during all phases of the project. Experience and
resources can be utilized during all phases of the
project to provide the most economical building
consistent with the owner's requirements. The owner
accepts most of the risk on the project, but the
contractors and designers have ethical and reputation
standards. The architect may be the construction
manager. As well the construction manager can be
the architect. This method is the most cost effective
way to build.

Design Build - The
design build method is a single source contact for
the owner. The owner contracts with the design build
firm for all services and in most cases the whole
package. The disadvantage to the owner is not knowing
what they are getting prior to signing the contract
or what the project is going to look like. The architect
used by the design/builder represents the design/
builder not the owner, therefore the owner has no
one to look out for his interest. Design Builders
cannot give a good dollar value for all the accounts
because he has to make a certain amount of profit
and overhead on each account. This method is most
expensive to owners in some cases. There is no volunteer
labor from within the church allowed in most cases.

| Update
Evaluation |
Upon completion of your project, a dialogue is helpful to
determine the continued validity of the vision and long-range
plan for your church. We will help you in evaluating your
funding and the fulfillment of the vision you have for your
church. We have developed a number of evaluation tools to
assist the church in determining if the church is tracking
predictably toward the Master Plan or if corrective measures
need to be undertaken. We also suggest that the Capital
Funding Program be evaluated at appropriate intervals throughout
the pledge period to monitor results and incorporate new
giving units. In addition, we have a follow-up evaluation
form - "report card," that we encourage each client
church to complete, thus allowing A/E to improve our level
of service to each church.

removes the search and coordination challenge from the shoulders
of the client, while maintaining the lowest possible cost

service, rather than paying additional layers of costs generated
by having the architect directly responsible for sub-contracting
the required service. NOTE: A/E can assist the church in
